Declaration of real estate assets in 2024: who is affected?

In 2023, no less than 34 million property owners were faced with a new tax obligation: the online declaration of their real estate assets. This year, some taxpayers will need to renew this process. In accordance with Article 1418 of the General Tax Code, this declaration must be submitted before July 1st of each year.

Looking back at the new tax obligation of 2023

For those who remember the administrative puzzle of last year, the General Directorate of Public Finance (DGFiP) required each owner to fill out a new online form. This form aimed to provide detailed information to the tax authorities about the nature of occupation of each property, whether it be a primary or secondary residence, as well as the identity of occupants if the owner does not reside there themselves.

Purpose of this declaration

This declaration allows the administration to better identify taxable properties, particularly regarding the residence tax on secondary residences and other furnished properties (THRS). To fulfill this requirement, simply visit the "Manage my real estate assets" online service on the impots.gouv.fr website.

Who needs to make this declaration again in 2024?

Some property owners will need to make this declaration again, in accordance with Article 1418 of the General Tax Code. However, those whose situation has not changed since the last declaration are exempt from this process. In other words, if your situation is identical to last year, you don't need to do anything. However, in case of changes, the declaration must be submitted before July 1st, or face a fine of 150 euros per undeclared property.

New feature: Paper declaration

Another new feature this year is the option to make the declaration on paper. Those unable to complete the online declaration or without internet access can use this option. The paper form should be made available in the coming weeks, according to information provided by the tax authorities during the income declaration campaign.

In summary, if your situation has not changed since last year, you can skip this administrative formality. Otherwise, make sure to complete the declaration before July 1st to avoid any fines.
