Saint-Tropez in the spotlight: the White Lotus effect arrives on the Côte d’Azur

Based in the heart of Saint-Tropez, Côte d’Azur Sotheby’s International Realty has long accompanied an international clientele in the discovery and acquisition of the finest properties across the Gulf of Saint-Tropez.

Contemporary villas on the hills, discreet bastides, prestigious apartments in the village centre or exceptional waterfront estates: our agency closely follows the evolution of desires, trends and dynamics shaping this highly sought-after market.

Today, a new wave of global attention is about to further amplify the destination’s appeal.

HBO has confirmed that the fourth season of the hit series The White Lotus will be filmed in the south of France, with Saint-Tropez at the heart of the storyline. An announcement that resonates far beyond the television world, once again placing the Côte d’Azur at the pinnacle of the international luxury imagination.

When fiction reshapes iconic destinations

Since its debut in 2021, The White Lotus has emerged as an unexpected cultural phenomenon, capable of exerting lasting influence on high-end travel. Hawaii, followed by Sicily, experienced a remarkable surge in desirability after hosting Mike White’s cameras. More than mere backdrops, each setting becomes a character in its own right, both idealised and observed with a sharp, satirical eye.

For its fourth season, the series embraces a return to European glamour and its historic codes. A choice that feels almost inevitable: Saint-Tropez, a legendary village turned global stage for luxury, fashion and the Mediterranean art of living.

Château de la Messardière, a tropézian jewel at the centre of filming

The main filming location will be Château de la Messardière, the iconic palace overlooking the Bay of Saint-Tropez. Built in the 19th century as a private estate before being transformed into a prestigious hotel, this exceptional property now extends across more than 30 hectares of landscaped gardens, offering sweeping views over Pampelonne, the Ramatuelle vineyards and the Mediterranean.

Part of the renowned Airelles Collection, La Messardière perfectly embodies the union of heritage, contemporary refinement and ultra-exclusive service: high-end gastronomy, an expansive Valmont spa, multiple swimming pools, privileged access to private beach clubs and a fleet of chauffeur-driven Rolls-Royces. An ideal setting for the sophisticated aesthetic and simmering tensions that define The White Lotus.

The “White Lotus effect”: a catalyst for luxury real estate

Within the worlds of luxury travel and prime real estate, the so-called “White Lotus effect” is now a recognised phenomenon. Each season brings immediate global exposure, attracting a younger, more culturally attuned yet highly discerning audience. Hotel bookings rise, destination branding is amplified, and interest in second homes naturally follows.

In Saint-Tropez, the impact will be distinct yet equally powerful. The series does not introduce an undiscovered location; it reinterprets a myth. By highlighting its rituals, contrasts and social theatre, it reinforces the village’s status as an iconic destination for international buyers seeking authenticity, prestige and visibility.

The Gulf of Saint-Tropez, firmly back in the global spotlight

Filming is expected to span several months, capturing different facets of the tropézian season, with other parts of the Côte d’Azur and even Paris reportedly featured in the narrative. On screen, the Gulf of Saint-Tropez will appear both aspirational and self-aware, a combination that particularly resonates with international buyers.

For Côte d’Azur Sotheby’s International Realty, this renewed exposure confirms what our clients already know: living or investing in Saint-Tropez and its surroundings (Ramatuelle, Gassin, Grimaud, La Croix-Valmer or Sainte-Maxime) is as much a lifestyle choice as a strategic patrimonial decision.

As The White Lotus prepares to once again redefine the world’s most coveted destinations, Saint-Tropez is poised to write a new chapter in its legend. And as the series has proven before, once fiction fades to black, real-world desire often follows.
